Fire safety checklist
Fire Risk Assessment Checklist for Commercial Premises
Use this checklist before requesting quotes or reviewing an existing fire risk assessment. It helps buyers gather the information a competent assessor normally needs.
Information to gather
- Full address, postcode, building use and approximate floor area.
- Number of floors, escape routes, staircases and final exits.
- Approximate occupancy, including visitors, contractors and vulnerable people.
- Fire alarm, emergency lighting, extinguisher and fire door records.
- Previous fire risk assessment and outstanding action plan.
- Details of dangerous substances, storage, kitchens, plant rooms or workshop processes.
Questions to ask the assessor
| Question | Why ask it |
|---|---|
| Have you assessed similar premises? | Experience with your building type reduces vague or impractical actions. |
| What does the report include? | Buyers should know whether photographs, prioritised actions and review guidance are included. |
| Do you carry professional indemnity insurance? | Commercial buyers should verify competence and insurance before relying on the report. |
Red flags before booking
- A very low quote that does not explain scope, visit time or report format.
- No clear evidence of commercial fire risk assessment experience.
- No discussion of building use, occupancy, sleeping risk or shared areas.
- A promise that the assessment will always be valid for a fixed number of years.
