Who needs one
Commercial landlords, employers, facilities managers, schools, care homes, hotels, warehouses, factories and managing agents use EICRs to evidence that fixed electrical installations are being inspected and maintained.
Legal requirements
Commercial EICRs support duty-holder responsibilities under the Electricity at Work Regulations 1989 and the Health and Safety at Work etc. Act 1974. The inspection and testing method is normally aligned to BS 7671, also known as the IET Wiring Regulations.
How often
Most commercial properties work to a five-year EICR cycle, but higher-risk sites such as warehouses, industrial units, workshops, hospitality venues and harsh environments may need more frequent inspection based on risk, use, insurer terms or lease requirements.
Common buyer mistakes
- Comparing prices without checking whether remedial work is included.
- Not knowing the number of circuits or whether the supply is three-phase.
- Booking too late before insurance renewal, lease completion or audit deadlines.
- Assuming a landlord certificate for a flat is the same as a commercial EICR.
